Office Cleaning and Facilities Maintenance Service Levels

Active offers four levels of service  to clients. 

The principal behind this is to present potential clients with a janitorial package that suits differing requirements from both a financial and particularly a service point of view.

Clearly the higher the service level, the higher the charges levied

Level One Cleaning services are geared towards the more budget end of the service levels. Such and offering restricts itself to a simple once over approach. The absolute minimum service is required. This may include:
  •  Office Space - simple vacuuming/washing of floors (depending on floor type), light dusting to available surfaces, emptying of bins

  •  Kitchens - wipe down of all external surfaces of white goods, washing up and emptying of bins 

  • WCs -  Washing enamels, germicidal cleaning applications to ceramics surfaces

  • Refuse emptying of bins

It will not include spot cleaning of carpets, window cleaning, skirting and sill wipe downs, wall washes, steel treatments, high polish finishing etc. This service suits low usage, low traffic premises. All other facilities services are quoted and charged separately as required.

Level Two cleaning servicing, by implication offers a somewhat more comprehensive approach to the janitorial process. This may include all the items within level one servicing as well as:
  • Office Spaces - vacuuming/washing floors/ spot cleaning for carpet staining, complete workstation clean, germicidal treatments to telephony, aerating ambience.

  • Kitchens - wash down of all white goods, removal of deteriorated consumables 

  • WCs -  Washing enamels, germicidal cleaning applications to ceramics, walls, fittings

  • Trim - regular intermittent cleans to window sills, skirting boards, door surrounds, hand plates, kick plates, dusting and high polish finish, including areas above two metres height

  • Stairwells -  

  • Windows & Glass  - full wash and polish to internal surfaces of external windows and all internal glass surfaces

  • Metal Surfaces - brass, steel and other metal treatments/cleans

It is worth bearing in mind that though the items above are included within this level of cleaning, it is both un-necessary and impractical to tackle each item on a daily (or pro rata attendance) basis. Therefore, each task is assessed as to how often each is required and then implemented in a rotational fashion. For example brass plates mounted on the external parts of a building (and thus exposed to the elements) will inevitably require greater servicing than those mounted internally in the reception area.

Obviously a tailored approach takes into account the specifics within each property space.

Level Three cleaning servicing, by as you might expect offers a fully comprehensive approach to the janitorial and facilities maintenance process. This may include all the items within level one and two servicing as well as:
  • Office Spaces - Full carpet washing, scotch guarding, anti-static treatments. Full workstation treatments, high polish desks, germicidal treatment to telephony, anti mark treatment to computer and peripheral housing

  • Kitchens - wash down of all white goods, removal of deteriorated consumables, washing/polishing floors, walls, switching points, trims etc.

  • WCs -  Washing enamels, germicidal cleaning applications to ceramics, walls, fittings, sanitary services (usu. sub contracted out)

  • Structural Periphery & Trim - regular intermittent cleans to window sills, skirting boards, door surrounds, hand plates, kick plates, dusting and high polish finish, including areas above two metres height

  • Windows & Glass  - full wash and polish to internal surfaces of external windows and all internal glass surfaces

  • Metal Surfaces - brass, steel and other metal treatments/cleans

  • Flora & Fauna - full servicing of office plants including sourcing and tending of plants and flora

  • Lights and Ceilings - Intermittent programmed vacuum based clean to all ceiling surfaces and areas above two metres

  • Extraction Vents and Air Conditioning Units - Intermittent programmed vacuum based clean to all such extraction units, paying specific attention to entry flaps and grid surrounds (which tend to harbour concentrations of detritus).

  • Handyman Services - from fixing shelving units to basic items of carpet fitting. Can be defined as anything within the odd job category, stopping short of matters requiring specific professional services, such as plumbing. At which point we are able to co-ordinate form and utilise our wide network of professional services suppliers.

  • Linen Laundering Services - Minor laundering of items such as linens.

As the phrase suggests, this level of service provides for a full facilities management service. To all intents and purposes Active will manage every aspect of the day to day running of a property facility.
